Meet with Your Lender

  • Obtain pre-approval letter.
  • Credit check.
  • Determine your budget.
  • Use to submit with offers.

Begin Home Search

  • Download my KW app to help you search.
  • View neighborhoods (drive by).
  • Select properties that interest you.
  • Schedule showings with your broker.
  • Find your house!

Make an Offer

  • Your broker will advise you and prepare an Offer to Purchase.
  • Submit Offer to Purchase to Listing Agent.
  • Write Due Diligence & Earnest Money checks.
  • Decide if you want any personal property included in your offer.
  • Asking for closing costs/warranty?

Do Your Due Diligence

  • Once the offer is accepted (solidified by DD & EM checks), your Broker will order necessary inspections.
  • You will choose which inspectors and other vendors you want to work with. (There are costs associated with inspections.)

Ask for Repairs to be Made

  • Once inspections are complete, your Broker will help you negotiate repairs.
  • Your Broker will help you with any other renegotiations that may be needed.

Obtain Final Loan Approval

  • Complete any paperwork asked of you by your lender.
  • Lender will order an appraisal.
  • Secure underwriting approval.
  • Satisfy any additional requests.
  • Loan is processed.

Close on Your New Home

  • Contract and final contingencies are satisfied.
  • Final loan approval is obtained and closing documents are sent to attorney's office.
  • Closing process occurs when you sign all loan & purchase documents.
  • You and/or lender wires funds.
  • Deed is recorded. You receive your keys!

Note: In North Carolina, closing takes place when the deed is recorded. Once the deed is recorded, keys are exchanged.
